Our property and facility services consist of a wide offering of indoor and outdoor maintenance, as well as support services. We have a diverse service portfolio, which allows comprehensive care of our customers’ properties, and location-based tailoring of our offering to match local needs. Our property and facility services have clear synergies especially with cleaning services, and our operating model enables us to offer integrated service expreriences where customers can trust their whole property service operation to a single partner.

Technical facility maintenance

Our technical facility maintenance services include for example monitoring and optimising technical building equipment, providing HVAC services and performing electric installations. These can require different training or licenses compared to other maintenance work, but are also performed indoors.

Through monitoring and adjusting building equipment, such as heating, ventilation, air conditioning and electric systems, we can help customers lower their electricity consumption, optimise living conditions and ensure safe use of the building. In addition to having an impact on user experience and running costs, proper care is key in maintaining property value by avoiding breakage of expensive equipment.

Indoor property maintenance

Property services ensure smooth daily upkeep in the buildings we maintain. Repairs, checks and installations are required in environments, from residential properties to commercial sites and public buildings.

In residential properties, inhabitants typically inform us directly of maintenance needs. Some of the most typical examples include:

  • Heating radiators not working properly
  • Clogged drains
  • Small repair or installation needs in e.g. windows, doors, fixed furniture or surfaces
  • Problems with sinks or showers

Winter maintenance

Snow, ice and water, or a combination of them, are a wintertime challenge all properties face in the Nordics. Winter maintenance consists mainly of plowing or shoveling snow and preventing slippery surfaces by gritting. Weather conditions greatly affect work, meaning we are 24/7 ready to respond in case of heavy snow fall.

Winter maintenance operations require specialised equipment such as wheel-loaders. Due to our infrastructure maintenance services, where winter maintenance is conducted in the scope of whole cities or municipalities, we have also even heavier-duty vehicles available in our fleet if needed.

Green space maintenance

During the warmer months of the year, we focus on green space maintenance services and other outdoor areas, such as parking lots or waste shelters. With our green space maintenance services, we make use of our expertise in advancing biodiversity through sustainable planting, pruning, landscaping and weeding.

Whereas these are typical spring and summer outdoor tasks, autumn means for example keeping areas clean of falling leaves. All of these tasks have synergies with our infrastructure maintenance, where similar services are performed on a large scale for cities and municipalities through general contracting.

Support services

We think customer-centrically—what the customer needs, we provide. This is why many strategic customers have chosen to outsource all or most of their property-related challenges to us through an integrated service approach.

While our other service offering is rather standardised, support services can be considered on a case-by-case basis. These include for example:

  • Energy certificates (energideklaration) for companies and housing cooperatives
  • Project management services for major projects on the property
  • Conducting warehouse operations
  • Lobby and security services
  • Event construction and dismantling services

Ideapark Lempäälä shopping centre

Ideapark Lempäälä is one of Finland’s most visited facilities, with about 7.3 million annual visitors and 180,000 m2 of commercial space. The shopping centre has selected Alltime as its longtime integrated facility services partner, with everything from facility and winter maintenance, cleaning services and landscaping trusted to a dedicated single team.

TYS student village

Ensuring high-quality properties for 7,000 students, 40% of whom are international, representing over 100 different nationalities, is a complex task requiring flexibility and deep expertise. For the Turku Student Village Foundation (TYS), this is part of everyday operations—with Alltime by their side enabling smooth living through integrated property maintenance and cleaning services across their property portfolio.

City of Espoo facility services

Valbo Shopping Centre

Valbo Köpcentrum, part of Eurocommercial properties, is a fully modernised shopping center in Gävle, Sweden. We have a long partnership as Valbo’s property services provider from technical to other maintenance.

Espoon Asunnot residential properties

Espoon Asunnot is the largest provider of rental housing in Espoo, Finland, with almost 17,000 affordable homes and 35,000 residents. The partnership began with Espoo’s northern properties, expanded in 2023 to its southern area, and in 2025 Alltime was awarded about 4,500 new apartments from Leppävaara and Matinkylä.

Oulu pedestrian street areas

Property owners along Oulu’s pedestrian streets and the City of Oulu jointly chose Alltime Finland to oversee the maintenance of Oulu’s pedestrian street areas. The service contract includes maintenance of key central pedestrian zones.
